Private access investment dossier platform for Crowdia

Crowdia presents real estate investment opportunities to private investors and funds. This kind of deal does not close from a public listing.

It closes from a dossier shared with a specific investor, carrying sensitive information about the asset, the numbers and the timelines, and that format fits neither an open website nor an email attachment.

• Attachments go stale: once sent, the file lives on its own and any change means resending it.
• No control: the document circulates without the manager knowing who holds it or being able to withdraw it.
• Registration as friction: asking an investor for an account to view one opportunity loses them before you start.

And presentation matters: the quality of the document is part of how the deal is perceived.

We turned the dossier into a digital piece: the manager creates the project from a panel and the platform generates a unique password protected address.

The investor sees the full dossier without creating an account, and with no visibility over the rest of the portfolio.

One deployment, two identical environments

• In production a single application serves the API, the uploaded files and the compiled front end under one domain.
• Database and files on persistent storage.
• Local and production environments normalized on the same code and build process, differing only by environment variables.

Architecture and technology

• Front end in React on Vite, serving both the public dossier and the admin panel.
• Back end in Node.js with Express and a Prisma data layer, exposing the REST API and serving files.

The attachment was replaced by a controlled, updatable channel with the presentation the deal deserves.
